Price building plot

The first cost is that of the building land. Average building land prices have been rising in recent years. In 2012 amounted to average land prices still around  in Flanders around $162 per square meter , compared to an average of 48 and $400 in Wallonia in Brussels. Two years later, the average building land price in Flanders is already around $179, $618 in the Brussels region and around 50 euros in Wallonia .

In addition, prices also differ within the various provinces, and even per municipality. For example, in various municipalities in all Flemish provinces you can still find building plots under 100 euros per square meter. In Ronse you can even find a building plot for 76euro / m² and near Ypres you will still find land well below 100 euros per m². A little further on in Knokke, the building land price can quickly be a multiple of that. Based on the average price in Flanders in 2014, you pay a little more than 89,500 euros for a building plot of 500 m² and for a building plot of 1000 m² just over $179,000.

Additional costs of building land

When you buy a building plot, you pay more than just the purchase price. In addition to these costs, there are also the registration fees, deed costs, and the notary's fee . If you also take out a loan for the purchase of the land, there are also a number of costs involved.

  • The registration fee amounts in the Brussels Region and the Walloon Region 12.5% of the purchase price, while 10% in Flanders. Also check whether you are eligible for a 'small description' . In that case you only have to pay 5% registration fees for a building plot in Flanders and 6% for a building plot in Wallonia. For a building plot of 100,000 dollars you pay 10,000 dollars registration fees in Flanders.

  • The fee is calculated on the basis of the purchase price of the building land, with the applied percentage decreasing as the price increases. You pay about 1,600 euros for a building plot of 100,000 euros.

  • The deed costs (approximately 1000 euros), credit costs and insurance premiums can vary.

The price of the house

House prices differ very strongly, of course. Still, the prices for a new construction do not always have to rocket. Do you choose the most economical option? Then you can build affordably and set up a small, modern home for 100,000 euros . Do not forget to add 21% VAT to this. Cost to an architect can also vary. For a turnkey formula, this is often around 5% . This gives you a total cost of 127,000 euros for an affordable new-build home .

EPB studies, soil probing and engineering studies

Before the construction works can start, a number of 'invisible' matters must be in order. For example, you have to have an epb study carried out and take care of the ground probe and stability study . Here you pay a total of around 2,000 euros if there are no irregularities. If the soil appears to be contaminated or not solid enough, the soil must be remediated and extra reinforced. The costs of this can also add up.

House connection costs

In the course of the works, you will have to connect your home to the public networks. You pay around 2,500 euros for the connection costs for water, electricity, gas and internet, but this depends on the municipality in which you are going to build. So check with your municipality in time.
